Property Inspections

Generally a full property survey, written report in English and outline estimate of costs will cost in the region of 750 euro. This may vary somewhat (up or down) depending on complexity of the property in question or specific issues where a number of further investigations or some structural calculations may be required.

 

“Once-Over” Inspections

A simple “once over” on site with the client to perform a general check up and discuss any area(s) of concern together with advise on restoration will cost in the region of 250euro. This is the perfect way to get a feel for the property's potential without committing too much up front. We will dedicate about one hour on site with the client. For an additional 50 euro, we can discuss the outcome over the phone before and afterwards if travelling to Italy is an issue.

 

Specific Requests

We often get the request to do perform specific enquiries at the local planning dept to establish if a pool is feasible or an extension is doable. These enquiries will generally have their own dedicated fee based on time and expenses.

 

Due Diligence / Conveyancing

For conveyancing we carry out a series of comprehensive searches and enquiries to mitigate any potential risk and prepare all contractual documentation. The charge for this service is quoted on a case-by-case basis and is expressed as a % of the sale price.

 

Design Work

The preparation of drawings, calculations and reports necessary for a planning submittal are expressed as a percentage of the actual construction costs with the application of minimum charges. This is usually comes to about 7% for a 100,000 euro job. If required, the preparation of a EHS plan will cost an additional 1%.  Design work can vary significantly depending on building type, costs and specific restrictions and is always quoted on a case-by-case basis.

 

Project Management

This entails the legally required Director of Works, bill of quantities, tender documentation, selection of builders and tradesmen, progress reports, constant contact with the client and stage payment management. The fee is a percentage of actual construction costs and is usually comes to about 6% for a 100,000 euro job and includes all of the above activities in English (no middlemen involved). If required, the coordination of EHS plan will cost an additional 1.7%. Project Management can vary significantly depending on building type, costs and level of finish required and is always quoted on a case-by-case basis.
